Pools, Courts and a Clubhouse at the Heart of It All

Turn off Sargent Road into Cambridge and the first thing you notice is the clubhouse: red brick, white cupola, a flag out front and a playground under the trees. It is the center of a neighborhood of about 369 homes, built by John Wieland Homes and known for its swim and tennis life.

Step back out to the main roads and you are minutes from Emory Johns Creek Hospital, the Johns Creek Town Center and, starting this month, Medley, the city's new $560 million town center development.

If you already live here, this guide is a love letter with some local history, a few hidden gems and a calendar worth keeping.

If you are thinking about a move, from elsewhere in metro Atlanta or from out of state, it's an honest look at daily life, prices, schools and the things you should check before you fall for a cul-de-sac lot.

A Little History

Cambridge is a 1990s neighborhood, but the land around it has a much longer story. A few dates tell it.

  1. 1803

    The Rogers family

Pioneer John Rogers built his home on what is now Bell Road in 1803, and it still stands, restored by its current owners. His wife, Sarah Cordery, was half Cherokee. The creek that gave the city its name was named for their son, Johnson K. Rogers.

  2. 1820s

    Cherokee land

In the 1820s the land beyond the Chattahoochee was Cherokee territory. After gold was discovered in North Georgia, the Cherokee were forced out along the Trail of Tears. Only a few families, including the Rogers family, remained.

  3. 1981

    Technology Park/Johns Creek

A group of Georgia Tech graduates bought about 1,700 acres of farmland and woods near McGinnis Ferry and Medlock Bridge Roads for a high-tech office park. Spotting tiny Johns Creek on an old map, they named it "Technology Park/Johns Creek." The land had been farmland of the Findley family, and the park was developed in the mid-1980s.

  4. 1990s

    Cambridge goes up

John Wieland Homes, an Atlanta builder with a legacy dating to 1970, built Cambridge. Public listing records for homes on six Cambridge streets show build years from 1994 to 1998. The wider area "grew rapidly and lost much of its rural character" during the suburban boom of that decade.

  5. 2006

    A city is born

After the legislature passed House Bill 1321 and voters approved incorporation on July 18, 2006, the City of Johns Creek became official on December 1, 2006.

  6. 2017

City Hall comes to Tech Park

The city bought an existing office building in Technology Park and renovated it as the new City Hall, now the heart of the Town Center.

  7. 2026

    A big year

The Boardwalk at Town Center was slated for completion this summer. WSB reported the new GA-400 interchange at McGinnis Ferry Road open on June 26, 2026. And Medley holds its grand opening October 28–30.

“This is the first reference to Johns Creek as a place.”

Expect single-family homes only, mostly two-story Traditionals built by John Wieland Homes in the mid-to-late 1990s, many with finished daylight or terrace basements. In the recent listings I cite below, homes run from about 2,900 to 4,250 square feet, on lots of about 0.21 to 0.35 acre.

No major portal publishes a market report for Cambridge alone, and with only a handful of sales a year, a neighborhood median would swing on a single closing. So I lead with Redfin and Zillow figures for ZIP 30005 and Johns Creek, then list recent Cambridge sales and listings that you can check yourself on public listing pages.

Parks, the River & Hidden Gems

Johns Creek is bounded on the south and east by the Chattahoochee River, and its city parks cover more than 400 acres.

01

Cauley Creek Park & Rogers Bridge

The city's 203-acre riverside park on Bell Road opened in summer 2023, about 4.6 miles from the clubhouse. Its 3.1-mile (5K) rubberized trail runs past river overlooks and leads across the rebuilt Rogers Bridge pedestrian crossing into Rogers Park in Duluth. There are also 5 pickleball courts, sand volleyball, lighted fields, a cricket pitch and a playground.

02

The Chattahoochee Greenway (coming)

The city's planned river greenway would add about 4 miles of path. Phase 1 is a 1.1-mile multi-use path from Abbotts Bridge Road to the Cauley Creek 5K trail, mostly on National Park Service land. Phase 2 would follow the river from Cauley Creek to McGinnis Ferry Road. Phase 1 is still in design, and Phase 2 right-of-way purchases are expected in fall 2027, so today the riverside trail to walk is the one at Cauley Creek.

03

Chattahoochee River National Recreation Area

The federal park covers a 48-mile river corridor in 15 units. The Abbotts Bridge unit is about 4.6 miles (9 minutes) from the clubhouse, and nearby units include McGinnis Ferry, Medlock Bridge and Jones Bridge: places to walk, fish, paddle or simply sit by the water.

04

Autrey Mill Nature Preserve

46 acres of ravine forest with more than three miles of trails past a creek and rocky shoals, about 8.1 miles away. Look for the historic buildings on the grounds, including the little white Warsaw Church.

05

Newtown, Ocee & Shakerag

Newtown Park (about 6.7 miles) is home to the Summer Concert Series. Ocee Park (about 4.1 miles) has walking trails, ball fields, tennis and sand volleyball. Shakerag Park is 66 acres at the city's northeastern tip, about 4.6 miles away.

06

Insider pick

Drive past the 1803 John Rogers house on Bell Road, the home of the family whose son gave Johns Creek its name. It is a private home, so enjoy it from the road.

A Year in Cambridge

City dates below are for 2026. Neighborhood traditions come from listings and a past neighborhood write-up, so check with the HOA for this year's plans.

01

Winter

The Holly Jolly Block Party lights the city's 40-foot Christmas tree on Dec 4, and Breakfast with Santa at Park Place at Newtown is Dec 12. Skating at Medley's Plaza runs into February, and the city's Lunar New Year celebration was Feb 21 at the Atlanta Athletic Club fields. In Cambridge, look for the neighborhood Christmas breakfast.

02

Spring

The Daffodil Days Spring Carnival (Mar 28), the Easter Bunny Hop at The Boardwalk (Apr 3) and the International Festival (May 2), one of the area's most popular, all came this spring. The Summer Concert Series begins in March. Closer to home, there is the Cambridge Easter egg hunt.

03

Summer

Swim team season at the Cambridge pool. Around town: the Juneteenth Celebration at Newtown Park (Jun 20) and the Independence Day Celebration at The Boardwalk (Jul 3).

04

Fall

Autrey Mill's Spooky Mill is Oct 10, the city's Trunk or Treat is Oct 21, and Medley's grand opening runs Oct 28–30, with the ribbon cutting and public opening on Oct 29. Then comes the Diwali Celebration (Nov 7), the Johns Creek Literary Fair (Nov 14) and Merry Medley (Nov 27). In the neighborhood, the Halloween parade.

Local tip: Expect extra traffic around Medley and McGinnis Ferry Road during opening week.

Getting Around

01

GA-400

The classic route is Exit 10 at Old Milton Parkway, then Kimball Bridge, Jones Bridge and Sargent Roads. The new full interchange at McGinnis Ferry Road, reported open on June 26, 2026, gives Cambridge a second way onto GA-400. Express lanes on GA-400 are expected by 2031.

02

Medlock Bridge Road (GA-141)

Another main route close to Cambridge. The city is planning a continuous 10-foot multi-use trail along SR 141 from the river to McGinnis Ferry Road.

03

The airport

Hartsfield-Jackson is about 40 miles away, roughly an hour with no traffic. Plan on more at rush hour.

How Cambridge Compares

For context, here are Redfin's median sale prices for the three months ending August 2026 in nearby neighborhoods, ZIP codes and cities (for Cambridge itself, see the recent sales above):

Median sale price (Redfin, Jun to Aug 2026)

St. Ives Country Club$1.2M
Medlock Bridge$840K
Alpharetta (city)$790K
ZIP 30005$740K
Johns Creek (city)$699K
ZIP 30022$699K
ZIP 30097$678K

What Cambridge offers: a full amenity center with pools, a slide and courts, 1990s Wieland construction with basements, and a location near Tech Park, the hospital and Medley.

How the neighbors differ: St. Ives Country Club sits at a much higher price point, while Medlock Bridge is the closest match among the Johns Creek neighborhoods Redfin tracks. ZIPs 30097 and 30022 also carry Johns Creek addresses and come in below 30005. Small neighborhoods see few sales each month, so treat their medians as rough guides.

Schools

Fulton County Schools

I checked the Fulton County Schools 2026-27 attendance-zone map at the clubhouse and at points along six Cambridge streets. All of them returned the same three schools:

01

Findley Oaks Elementary

5880 Findley Chase Drive, about 0.9 miles from the clubhouse. School website

02

Taylor Road Middle

5150 Taylor Road, about 3.8 miles. School website

03

Chattahoochee High

5230 Taylor Road, about 3.7 miles. School website

Note the split feeder. Findley Oaks sends students to two middle schools: River Trail (then Northview High) or Taylor Road (then Chattahoochee High). Some older and third-party sources list River Trail and Northview for Cambridge, and recent Georgia MLS listings show Taylor Road and Chattahoochee.

Always confirm school assignment for a specific address with Fulton County Schools' school finder.

Pros and Cons of Living in Johns Creek, GA

Every city has trade-offs. Here is a fair look at Johns Creek as a whole, with a source and date for every point.

The pros

  • Among Georgia's safest cities

SafeWise's 2026 ranking puts Johns Creek No. 7 in Georgia and the largest city on its top-10 list, with 0.3 violent crimes per 1,000 residents. The city notes U.S. News ranked it the Best Place to Live in the U.S. in 2025.

SafeWise, 2026 · City of Johns Creek

  • Parks and the river

The city maintains more than 400 acres of parks. The Chattahoochee forms its south and east borders, with three National Park Service river units inside city limits, and Cauley Creek Park's 3.1-mile trail leads to Rogers Bridge.

    City parks · City Profile

  • A real town center, at last

Medley, opening Oct 29, 2026, is planned as a walkable, day-to-night gathering place with 30+ shops and restaurants and 200+ events a year.

    Visit Johns Creek, Oct 2026

  • A modest city tax rate

The city's proposed 2026 rate is 3.492 mills, the same as 2025 and down from 3.646 in the two years before. A city homestead exemption takes $15,000 off assessed value.

Appen Media, 2026 · City property taxes

  • Established, owner-occupied neighborhoods

80.4% of homes are owner-occupied, and the median household income is $160,093.

    U.S. Census QuickFacts, ACS 2020–2024

  • A calendar full of cultures

City-run festivals include Lunar New Year, the International Festival, Juneteenth and Diwali.

Appen Media, Jan 2026 · City events

The cons

  • A high price of entry

The Census puts the median owner-occupied home value at $629,400, about 1.9 times the national median, and Redfin's median sale price was $699,000 over the last three months (down 5.5% from a year earlier).

Census QuickFacts, 2020–2024 · Data USA · Redfin, Oct 2026

  • No MARTA rail

The Red Line ends at North Springs in Sandy Springs, about 18 miles by road from the Cambridge clubhouse (roughly 30 minutes with no traffic). Most commuters drive: 54.4% drive alone, and 37.8% work from home.

    MARTA · Data USA, 2024 · OpenStreetMap/OSRM

  • Longer-than-average commutes

The mean travel time to work is 30.1 minutes, versus 26.4 nationally.

Census QuickFacts, 2020–2024 · Data USA

  • GA-400 relief is still years out

The McGinnis Ferry interchange opened in June 2026, but GA-400 express lanes aren't expected until 2031.

    WSB-TV, Jun 2026

  • Spread out, until Medley

The city's own plan says the 1980s Tech Park is so spread out that "most employees still drive to eat lunch or run errands," and calls for a walkable Main Street.

City of Johns Creek, Tech Park

  • Tax bills still rise with values

Even with an unchanged rate, the city had to advertise 2026 as a 1.70% property tax increase over the rollback rate because values went up. Its own estimate is about $14 more for a $625,000 homestead.

Things Every Buyer Should Know

Dues & fees

Dues are $1,239 a year, covering swim and tennis. Before you make an offer, ask the association, through its TownSq portal or the management company, about any other fees, the budget and reserve study, and any planned special assessments.

Which schools, exactly

Because Findley Oaks is a split feeder and sources disagree, confirm middle and high school for the exact address with Fulton County Schools before you count on a particular school.

"Alpharetta" on the address

Cambridge homes carry an Alpharetta mailing address but sit in the City of Johns Creek. Check which city's services, property taxes and exemptions apply when you budget, and file your homestead exemption with Fulton County after you close.

Homes from the 1990s

The Cambridge listings I checked were built between 1994 and 1998, so many homes are now around 30 years old. Ask about the age of the roof, HVAC, water heater and windows, look at decks and basements closely, and budget for a thorough inspection.

A changing neighborhood edge

Medley's opening, the new McGinnis Ferry interchange and planned GA-400 express lanes will change traffic around Cambridge. Try your commute at rush hour before you buy.

Let’s Find Your Place in Cambridge

Maybe you've lived on Millwick Drive since the 1990s and wonder what your home is worth now, or maybe you're across the country picturing summer mornings at the pool and evenings at Medley. Either way, I'd love to help you get to know Cambridge street by street.
